What is the purpose of the Buyer doing a Final Walkthrough?

  The purpose of a final walk-through is to make sure the Sellers didn’t break anything or put a hole in the wall while they were moving out, but also, that the home is still in the same basic condition as when you last saw it, and/or to inspect that all repairs were completed. Ideally, the final walk-through takes place after the seller has moved out, and prior to the closing, sometimes it can take place a day or two before closing if the Sellers have moved out early. If a problem arises at the final walk through, it can be worked out by negotiating an acceptable cost, and then how, and who is going to pay that cost. It’s much easier to remedy any problems before the closing, than after. If the home is not in the condition it was when you made the offer, I would expect the seller to cure the issue.   Who represents Who in New Construction? Buying a new-construction house is nothing like buying an existing house.   It is more complicated than buying an existing house. Builder models are usually staffed by someone who works for, and represent the builder, not the Buyer. So, don’t just “stop in” to the builder’s model without your agent. If you do, you could lose the opportunity to have your own representation. Most all builders will require that the real estate agent register the buyer on their first visit to the builder’s model. It’s important that a buyer hire a real estate agent to represent them with a new-home purchase.   The Buyer’s agent has a fiduciary duty to put your interests first. They are required to disclose the positives and negatives about the transaction.
